The rules

• Check-in: 4 PM
• Check-out: 10 AM
• Children: Allowed
• Infants: Allowed

• The property accommodates a maximum of 20 guests, sleeps 17 (three extra floor mattresses available upon request).
• All adult guests must provide government-issued ID verification through the management company prior to booking finalization.
• Local guests are welcome; however, we may request additional information to confirm booking details.
• Please respect quiet hours from 10:00 PM to 8:00 AM to maintain a peaceful environment for all guests and neighbors.
• Please, leave your shoes at the door. Only socks, house slippers, or the provided guest Crocs and/or shoe covers are allowed in the home living spaces.
• No smoking in the house, sauna or on the decks. Two smoking locations are provided. Use ONLY the outdoor safety canisters for cigarette disposal.
• No vaping in the house or sauna. Vaping is allowed on the decks.
• No pets.
• Events, gatherings, and parties require prior approval and pre-authorized event booking.
• No third-party services (massage, catering, etc.) without prior approval.
• This property is for private lodging use by registered guests only. Commercial activities, professional photography, filming, or creating content for social media or subscription sites (e.g., OnlyFans, TikTok, YouTube) are strictly prohibited without prior written permission.
• Children are not allowed in the sauna.
• No glass in sauna or hot tub. Shatterproof alternatives are available in the Crown Bar in the cabinet below the lake map.
• No sitting on the gaming tables, and no drinks or food on the pool and ping pong tables.
• No candles.
• Please be mindful of neighbors' privacy and property.
• Report any accidental damage immediately to management team.
• No moving or rearranging the furniture.
• Keep door screens closed to prevent nighttime insects from entering the home.
• Only use the public boat slips, or private boat slips listed in the manual offered by King’s Landing.
• Do not leave any items at the dock or lakeside. Return all kayaks, paddle boards, lifejackets, beach towels, oars, towing gear, and ice chests to the garage.
• Do not use indoor bath towels outside. Designated Turkish beach/lake towels have been provided for use out of doors, and designated & branded microfiber spa towels have been made available for use with the exterior sauna.
• No cleaning fish or game inside the house, garage, or on the grounds of the property.
• Mid-Stay Cleaning: For longer stays, a mid-stay cleaning may be available upon request for an additional fee.
• Supplies Provided: We supply essentials, including paper towels, toilet paper, hand soaps, dish soap, laundry detergent, dishwasher pods, cleaning supplies, trash bags, sponges, dryer sheets, and bleach.
• Travel Insurance: We recommend guests consider travel insurance for unexpected circumstances.
• Damage Protection: Guests are responsible for any damages incurred during their stay.
• Inventory Check: An inventory check is conducted after each checkout to ensure all items are accounted for.
• Communication: All communication should be conducted through the booking platform to maintain a clear and documented record.
• Additional Services: We offer optional services such as early check-in, late check-out, grocery delivery, and special packages. Please inquire in advance for availability and fees.
