How do I book King's Landing?

Use the Book page to choose your dates and party size and submit a reservation request. We confirm availability and finalize the booking with you personally - your card is not charged on the website. You can also call us at (207) 864-1162.

Who is my host?

Your host is North Woods Maine Cabins, a local management company offering 24/7 service, with concierge services available throughout your stay.

Is my card charged when I submit a request?

No. Submitting dates sends us a reservation request with a price estimate; no payment is taken online. We confirm availability and arrange payment directly with you.

What does it cost to stay?

Nightly rates vary by season, typically ranging from about $1,100 to $2,000 per night, plus a one-time cleaning fee and applicable taxes. Submit your dates on the Book page for an exact quote.

What is the minimum stay?

The minimum stay is typically 4 nights, though it can vary by season and around holidays. The booking calendar shows the current minimum for your dates.

What are the check-in and check-out times?

Check-in is 4:00 PM and check-out is 10:00 AM. The front door uses a keypad smart lock for easy self check-in, and your personal door code is sent before arrival.

Where is King's Landing located?

King's Landing is at 18 Lakeview St in downtown Greenville, Maine, steps from the Moosehead Lake waterfront - within a short walk of downtown shops, restaurants, Katahdin Cruises, and the Moosehead Marine Museum.

How many guests can King's Landing sleep?

The home has 8 bedrooms and 8 bathrooms and comfortably sleeps 17 guests, with a maximum occupancy of 20. Three extra floor mattresses are available on request.

Is there parking?

Yes - the driveway accommodates up to 8 vehicles, with public parking nearby for any overflow.

Can we get an early check-in or late check-out?

Sometimes, depending on the turnover schedule. Just ask in advance and we'll do our best to accommodate.

The Home

What are the bed configurations?

There are 10 beds across 8 bedrooms: two kings, five queens, and three twins. Five of the eight bedrooms have private ensuite bathrooms.

Is the property wheelchair accessible?

Yes. The main-floor Beaver Lodge bedroom has a wheelchair-accessible ensuite with a roll-in shower and shower chair, and the home offers accessible accommodations throughout.

Is King's Landing good for families with babies?

Very much so. The home is stocked with a crib, high chair, safety gates, outlet covers, cabinet locks, corner protectors, a changing pad, baby tableware, toys, and a baby first-aid kit.

Is there a full kitchen?

Yes - the Royal Larder is a chef's kitchen with a Viking gas range and double ovens, an oversized refrigerator plus a pantry fridge, a dishwasher, a commercial ice maker, and small appliances including a Keurig, drip coffee maker, air fryer, and toaster oven.

How is the home heated and cooled?

Bedrooms and main living areas have their own Nest thermostats, with heat pump A/C for summer and radiant and heat-pump heating for the colder months.

Connectivity & Power

Is there fast Wi-Fi for working remotely?

Yes - premium 1 Gbps (1000 Mbps) fiber Wi-Fi throughout the home, with Starlink satellite as an automatic backup (dual-WAN with failover). There's also a dedicated dual-monitor workstation. Your network name and password are provided in your welcome message and the in-home guide.

What happens if the power goes out?

A whole-home Generac 26kW standby generator switches on automatically within seconds of an outage, keeping the heat and A/C, Wi-Fi, refrigeration, and hot water running so your stay is never interrupted.

Is there an EV charger?

Yes - an onsite Tesla Wall Connector in the driveway. It charges most electric vehicles; many non-Tesla EVs simply need an inexpensive J1772 or NACS adapter. Let us know in advance if you'll need it.

On the Water

Is there a boat slip?

Yes - up to two private slips (#8 and #9 at Lakeside in downtown Greenville, boats up to 25 ft) are available on request at booking. There's also a free launch at Big Lake Marina across the street with trailer parking on site, and a public dock out front for loading (4-hour max, no overnight).

Are kayaks and paddle boards provided?

Yes - four kayaks (two tandem, two solo) and four paddle boards, with paddles and life jackets in all sizes, plus a towable tube, coolers, and beach towels, all free to use.

Where can we swim?

Lily Bay State Park has designated swim beaches on Moosehead Lake a short drive away, and there is a public beach about a mile from King's Landing. Beyond those, at least a dozen small beaches with public access dot the Moosehead Lake shoreline, along with sheltered coves to swim from shore. There is no lifeguard, so keep an eye on children.

Relax & Play

Is there a hot tub and sauna?

Yes - a 7-person hot tub on the first-story deck (hot tub towels provided) and an outdoor Scandinavian thermowood sauna that seats six. Children are not allowed in the sauna, and no glass is permitted in the sauna or hot tub.

What's in the game room?

The downstairs game room has a pool table, ping pong, a poker table, a shuffleboard table, 40+ board games, a karaoke system, and an 85-inch streaming TV - plus outdoor games and a wood-burning station in the garage.

Can we use the King's Steed side-by-side?

Yes, with advance arrangement. Use is limited to pre-approved drivers who are at least 25, hold a valid license, and provide proof of insurance, and it's restricted to designated town roads. Contact us before arrival to complete the waiver.

Policies & House Rules

Are pets or smoking allowed?

No pets, and no smoking inside the house, sauna, or on the decks (a designated outdoor smoker's area is provided by the garage). Service animals are welcome but must not be left unattended in the home.

Are there quiet hours?

Yes - please respect neighborhood quiet hours after 10:00 PM. King's Landing sits in a residential area downtown.

What can and can't be flushed?

The home is on a sensitive septic system, so please flush only toilet paper - no wipes (even ones labeled 'flushable'), paper towels, or sanitary products, which can cause damage.

How does trash and recycling work?

Easy - just leave the trash and recycling bins in their original spots. The professional cleaning crew takes everything to the transfer station at turnover.

Can we host an event or wedding?

King's Landing is a private luxury lodge for small gatherings, elopements, and wedding parties of up to 17 - it is not a ceremony venue and does not host large onsite weddings or receptions. Events require prior approval.
